How applying works

Three steps, and you deal with the same office throughout. Nothing is charged until your application is submitted.

    See the apartment

    Call or book a tour and walk the unit you would actually be renting, not a model. Weekdays between nine and five.

    Apply online

    Sixteen questions, about ten minutes, with a photo of your ID. Every adult over 18 is listed on the same application.

    Screening and decision

    We run a credit and background check and call your current landlord. You hear back either way, usually within two business days.

The things the office gets asked most. If yours is not here, call and ask — a person answers.

Do you allow pets?

Cats and dogs under 40 lb are welcome, with a pet deposit. Tell us about your animal on the application so we can confirm before you sign.

Is there parking?

Off-street parking is available on site. Ask the office how many spaces are open before you apply.

What is the deposit?

One month's rent, due at signing, held separately and returned within the period Louisiana law allows after you move out, less any damage beyond normal wear.

Which utilities are included?

Water and trash are included. Electricity and internet are set up in your own name before move-in.

Is there laundry?

There is a shared laundry room on site with coin machines, open to residents.

How long is the lease?

Twelve months is standard. Ask about a shorter term if you need one — it depends on the unit.

What do you look for in an application?

Gross income of roughly three times the rent, a landlord who says you paid on time, and no evictions. We read the whole application rather than a single score.
